Income Requirements

Minimum Income:
Applicants must have a gross (pre-tax) monthly income of at least 2.5 times the monthly rent.

Credit History

A credit check will be performed to assess financial responsibility.

Disqualifying Factors:

  • Bankruptcy within the last 2 years

  • Outstanding rental-related debts

  • Unpaid utility bills

Rental History

Applicants must provide rental references for the past 2 years.

Disqualifying Factors:

  • Evictions within the last 3 years

  • History of lease violations or property damage

  • More than 2 late rent payments within the last 12 months

Criminal Background Check

A criminal background check will be conducted for all adult applicants.

Disqualifying Factors:

  • Felony convictions related to violence, drug trafficking, or property damage within the last 7 years

  • Registered sex offenders

Application Fees

Non-Refundable Application Fee: $35 per adult applicant

Occupancy Limits

1-Bedroom: Max 2 occupants

2-Bedroom: Max 4 occupants

3-Bedroom: Max 6 occupants

Pets

Pet Policy:

  • Maximum 2 pets per unit

  • Weight limit: 35 lbs per pet

  • Breed restrictions apply

  • Pet Fee: $300 per pet (non-refundable)

Identification Requirements

All applicants must provide:

  • A valid government-issued photo ID

  • Social Security number or equivalent documentation
